Third party websites other than HAR.com, which claim to publish home values based on recent sales data, should not be used for determination of market value. In many cases, the values given by these sites are severely skewed and could result in you significantly undervaluing your home.

 

Marketing

When you first list your home for sale, we have the skills and experience to recommend repairs and cosmetic work that will help enhance your home’s appearance and marketability. Next, we will advertise your property. Most buyers go to the Internet first when searching for a home so that will be a big focus. We will also provide exposure to other industry professionals and the public. It has been shown that many home sales come about as a result of previous relations with a client and client referrals. It is important that there is not an overexposure, too. This may cause buyers to see the property as distressed or to assume that the seller is desperate.

 

Security

When selling your house, we will ensure that home showings are supervised. Buyers must go through us (or our private showing service, CSS) to schedule a showing, thus being pre-screened. Additionally, we use a special electronic key box which only allows access by licensed Realtors in good standing with the Houston Association. If there should ever be a problem, we can read your box with a unique code that tells us who was in your home and when. Showing by appointment gives you time to prepare your house and offers you peace of mind knowing that buyers are chaperoned in your home.

 

Negotiations

We act as an objective middle-person. Buyers prefer to deal with an agent rather than the seller directly because they feel they can trust a more objective point of view. Additionally, we as Realtors are held to a very high standard due to our Code of Ethics. We will help with your initial agreement by writing a legally binding contract to have both parties sign. Then, we guide you through the processes of appraisals, financing and home inspections – all necessary to complete the sale of a home.

 

Monitoring, Renegotiating, Closing/Settling

There are many steps involved between a sales agreement and the closing of a sale. We have countless industry contacts who can be used every step of the way. We will help you navigate through the steps and complete required paperwork.
